Duncan Clark and Beckett were engaged by Colne Housing Society, a client Duncan Clark & Beckett have built up a strong working relationship with over recent years, to develop a design for 8 No. 2 bedroom flats on a piece of land on Rochford Road in St.Osyth, Essex. The site selected for the development was adjoined to 2 other sites on which Colne Housing Society own residential properties, the 2 sites have been built on previously as part of a series of phased developments, the previous phase was also designed by Duncan Clark & Beckett. The clients brief required a development to achieve Code for Sustainable Homes Level 4 along with Secured by Design compliance.
The scheme was developed as a continuous single block of 8 no. Flats divided over 2 storeys. The block was designed in an ‘L shape’ to follow the road frontages of the site which ran along the northern and western boundary of the site. The scheme took a contextual form and appearance drawing influences from the previous phase of development. The external materials again took references from the adjoining housing, with a combination of facing brickwork and through colour render to the external walls, with the roof covered with a fibre cement composite slate.
The developed was constructed using traditional house building techniques, with a traditional trench fill substructure supporting masonry cavity wall construction, precast concrete beam and block floors and a trussed rafter roof. In order to achieve the required Code for Sustainable Homes Level 4 we carried out the detailed design to achieve the lowest possible u-values using the traditional construction techniques. The high levels of insulation were combined with the use of solar photovoltaic panels, mounted on the roof of the development, to generate electricity for the housing.
