Development & Developers
We carry out feasibility studies to determine conversion potential and coverage for sites on behalf of developers, ranging in size from one single additional house on a smaller plot, or within an existing garden, through small courtyard developments of 5 or 6 dwellings, to larger residential or mixed-use schemes. We will prepare and submit formal preplanning applications when necessary, and liaise with teams of Highways, Planning, Arboricultural, Quantity Surveyors, Heritage and Drainage specialist consultants as necessary.
We will guide a development project through stages from initial concept, through the Planning process, through Building Regulations and detailed construction drawing, tender and tender review, to Contract Administration during the construction phase.
Smaller developments typically appoint as far as Building Regulations – we offer a fixed fee for an inclusive service comprising an initial site visit, preparation of design brief, design and detail drawings that will take a project through necessary Planning and Building Regulations Permissions and give the client a set of drawings that are detailed enough to use for accurate pricing and for construction.
We can take a project only as far as sketching or to Planning if required. We can also prepare and submit Building Regulations applications where a planning permission has already been granted.
Housing & Housing Associations
We have worked on projects with Housing Associations, Almshouse Charities and Registered Social Landlords on general needs housing and housing for tenants with specific needs – people who are elderly, vulnerable, who have restricted mobility or special needs. Projects span from programmes of internal remodelling: merge schemes and mobility adaptations, through small developments of two or three new dwellings (typically in ‘difficult’ windfall sites) to larger scheme developments.
